Features

1. Property Portfolio Management
Complete property cards: type (apartment, house, commercial, parking, cave), address, surface area, rooms, parking, purchase info, annual charges, property tax, DPE diagnostic expiry.

2. Tenant and Lease Management
Link a third-party as tenant with full lease details: type (residential, commercial, professional), dates, duration, rent HC, charges, total rent, security deposit. Support for lease history (past tenants).

3. Automatic Monthly Rent Generation
A daily cron job generates rent calls on the 1st of each month for all active tenants. Each rent call gets a unique reference and tracks payment status.

4. Rent Receipt PDF (Quittance de Loyer)
Generate official French rent receipts in PDF format: landlord info, tenant info, property address, period, rent breakdown (HC + charges), total, payment date.

5. IRL Automatic Rent Revision
The module calculates rent revisions based on the IRL (Indice de Reference des Loyers) at lease anniversary. Formula: new_rent = old_rent x (new_IRL / old_IRL).

6. Incident/Maintenance Tracking
Log property incidents: plumbing, electrical, etc. Track status (reported, in progress, resolved), cost, and supplier.

7. Profitability Dashboard
Per-property analysis: gross yield (rent / purchase price), net yield (after charges and tax), monthly cash flow, vacancy rate. Portfolio-level aggregates and comparison charts.
